May is a busy month! We have 2 big holidays;
Mothers Day & Memorial Day and both are days we
pay tribute.
Mother’s Day is celebrated this year on Sunday,
May 13th. A day we set aside to
honor “Mom”. I wish all the Mom’s out
there a very Happy Mother’s Day! Enjoy the day!
Then we have Memorial Day observed on Monday,
May 28th; a day we should fly our flags and pay
tribute to the soldiers who have given their
lives to protect our country. A little fact
about Memorial Day… Memorial Day is always
the last Monday in May. Originally, Memorial
Day was a day set aside to honor the Northern
Civil War soldiers that died. Today it
celebrates all war soldiers that have died.

What’s
New:
The
Irrigation system has been turned on, this is
about 3 weeks earlier than usual due to the warm
temperatures and drought conditions.
The
2012 Pool Rules have been categorized for easier
reading.
We have enclosed a copy of the Pool Rules in
this Newsletter. Please read through them
carefully and recognize everyone has the same
responsibility at the pool. We want everyone to
have a great safe summer!
Candlewood Pool Management Company will be
enforcing the pool rules. You are required to
present your pool badges at the pool gate and
sign in with the lifeguards (no exceptions).
All residents/guests must use the side entrance
on Cedar Village Blvd. to gain access to the
pool area. No one should be going through the
clubhouse to access the pool. Remember to bring
your towels, as the pool furniture has been
refurbished and you must put down a towel on the
chairs and chaise lounges when you are using
them.
BBQ
Grill Safety - Yes, it’s
that time of year again – sunny days, beach
days, grilling dogs and burgers outside,
swimming, and well, just being outside in
general! But, please use caution when you are
using your propane grill. The grill should be
at least five feet away from your home. This
is for the safety of you and your neighbors and
it is also the Fire Code.
May is a beautiful month, a great time to be
outside and clean up your garden beds.
WORK ORDERS for: Irrigation
Fill out the work order form and request an
appointment with the contractor for an
evaluation and an estimate. Management will
forward your request to the contractor. Work
Order forms are located on the literature rack
outside the management office. As always, thank
you for your cooperation.
Maintaining your Home and Property:
If
you wish to add your own weed control or
fertilizer applications in addition to the
commercial applications, you are encouraged to
do so.
The
DEP monitors and regulates the amount of well
water we are allocated.. If you feel you need
more water than what we have been allocated for
watering, you may water your lawns and are
encouraged to do so.
Clubhouse Watch Volunteers:
Clubhouse Watch began on April 16th.

All
meetings are held in the clubhouse ballroom at
7:00PM. We welcome your comments and encourage
you to attend the Board meetings, as often as
possible, in order to support the decision

only – 9:00 AM to 5:00 PM. The office phone

Where to Mail Your Association Payment:
For those who pay by check, you must mail
your payment to the address on your coupon.

Selling Your Home
Please be reminded that if you are selling your
unit, please advise the buyer or your attorney
to
contact The Wentworth Resale Division online
at www.wentworthmgt.com and download the Request
for Resale Certificate form. The Wentworth
Resale Division provides documents to the
buyer/seller’s attorneys that are required by
the mortgage companies such as the Insurance
Certificate, confirmation of Association fees
owed at closing by both buyer and seller. It is
a “one- stop-shopping” for the buyer /seller and
it is for the protection of both the buyer and
the seller
Remember to terminate your direct debit BEFORE
you close on the sale of your home. Failure to
do so may result in the association fee debited
from your account after you sell your home.
It is very important that you leave a
forwarding address, in case we need to reach you
after you close.
Transfer of a Deed:
Did you know that all new owners, even if it is
a transfer into someone else’s name is
considered a “sale” and requires new owner fees
to be paid…. $300.00 Working Capital Fund
contribution and $450.00 Reserve Fund
Contribution. Also, 2 months pre payment of
Assoc fees are required to be paid at closing.
These fees are non refundable.
Direct Debit,
anyone? The Wentworth Group offers a free
service called Direct Debit – Bank United will
withdraw the monthly payment from the account of
your choice on the 3rd - 5th
business day of every month. No more writing
checks! No more late fees! The forms are located
on the literature rack outside the management
office.
Don’t close your Direct Debit Bank Account until
You Terminate Your Direct Debit Account with
Wentworth.
Bank United will charge a $45.00 fee for a
returned check , Insufficient funds or a closed
account that cannot be debited. You must
fill out a Termination of Direct Debit Form and
mail it to Wentworth to the address on the
form. Do not close your bank account until
you have received confirmation from Wentworth as
to when the last payment will be debited. The
Termination Form is on the Literature Rack in
the Clubhouse Lobby. Mail it to the address on
the form. Fees are not refundable.
Alterations and Modifications - ARC Requests:
Just
a reminder… any alterations made to the outside
of your home must first be approved by the ARC
committee and the board of trustees. There
are no exceptions. An ARC form can be
picked up in the clubhouse lobby. Once it is
filled out by the homeowner, it needs to be
returned to the management office for approval
by the ARC Committee. Please allow up to 4 weeks
for approval. Once approval is made the
homeowner will be notified. Thank you in advance
for your anticipated cooperation.
Some Helpful Information on being a Homeowner at
Cedar Village:
Since there are many new owners at Cedar
Village, here is some helpful information and
reminders about the responsibilities of being a
Homeowner:
The streets are owned by Township and the
Township is responsible to maintain them.
The sidewalks are owned by the Township, but the
Homeowner is required to maintain them, such as
repairing cracks and replacing the slabs.
Mailboxes are the property of the homeowner and
are maintained by the homeowner.
Garbage Cans MUST be stored in the garage.
All utilities, cables, and wiring that services
your home; such as electricity, phone service,
gas, cable, water, and sewer lines that services
your home is your responsibility. You should
contact the service provider when it comes to
installation, or repairs. Your service
provider’s phone number is located on the bill
they send you. It is helpful to have your
account number available when calling. The
Association does not maintain these services for
you; you must contact your provider in order to
have your services repaired or to find out why
you may be experiencing problems.
Some Helpful Information

The utility boxes that may be located on your
front or side lawns belong to Verizon and/or
Comcast. If the box cover is tilted, or the
wires are sticking out, call Verizon and
Comcast, it is their responsibility to repair
and maintain their equipment. Check your
utility bills for the phone number to contact
these companies. These boxes are not common
property and are not and it is not the
responsibility of the Association to make these
service calls, maintain or repair the Verizon
and Comcast boxes. Thank you for your
cooperation.
Irrigation:
The Irrigation System runs throughout the
development. Well water is used and the
watering is controlled by the Association Wells.
The amount of well water we are allowed to use
is allocated to the Association by the DEP. We
cannot use more water than we are allocated.
Work orders are accepted during the time the
irrigation system is on May through October.
If you want to add or remove a sprinkler head,
the cost for this item is paid for by the
Homeowner. Fill out the work order form and
drop it off at the Management office and the
Irrigation contractor will contact you for an
evaluation and an estimate.
You may not engage an outside contractor to make
any alterations to the irrigation system on your
property or any common property. You may not
make alterations yourself.
If a sprinkler head that is on your property is
not working properly or not working at all.
Please fill out a work order form and give it to
the management office. We will arrange a repair.
If the homeowner has caused the sprinkler head
to work improperly, such as planting a shrub or
tree that blocks the head, the cost to relocate
the head will be that of the homeowner.

Lawns:
All lawns are mowed by a Commercial Landscaping
Contractor. Lawns are mowed on a 7-10 day
basis, depending on weather conditions. Edging
of the sidewalks and walkways are done
periodically. Weed control is done on an as
needed basis as depending on the prevailing
conditions of the season. A Commercial
application of Fertilizer on common areas and
homeowner lots are on a prescribed schedule
according to the contract. Landscaping services
are performed April through November.
*A friendly reminder, The Association provides
commercial applications and is not
responsible for custom work on home owner lots
such as individual lot seeding, installation of
sod or additional weed control and fertilizer
applications. You are responsible to maintain
your property, as a homeowner.
All objects on your lawn should be removed that
you don’t want damaged, including wires that
may be lying along your house or items placed
alongside the driveways or walkways. This
includes all decorative items, flower pots and
landscape lighting such as solar lights.
As a homeowner, you are responsible for what is
on your property and you are responsible to move
items that could be damaged where the lawn
mowers or weed whackers can be used. It
is your responsibility to prevent damage of your
personal items.
Trees:
Any tree on your homeowner lot is yours to
maintain.
The only trees that the Association will mulch
are the trees located in the front of your
house. The Homeowner owns the trees on your
lot. The Association provides the mulch, so the
community has a consistent well kept look, not
because they are the Association’s trees.
Common Areas and Trees:
All common areas are maintained by the
association. Personal property should not be
placed in the common grounds. Nothing should be
affixed to common area trees such as nails and
hooks or bird feeders. These items damage the
tree and may cause them to die or become
diseased.
NOT ONLY AN ASSOCIATION
RULE, BUT A TOWNSHIP ORDINANCE THAT MUST BE
FOLLOWED:
• ALL PETS SHOULD BE LEASHED AT ALL
TIMES
• PLEASE BE RESPECTFUL OF YOUR COMMUNITY
AND YOUR NEIGHBORS AND BE PRUDENT IN
PICKING UP AFTER YOUR PET.
Garbage
Can Storage Reminders
Since we have new homeowners and they might not
be aware of our Rules & Regulations some of our
reminders bear repeating:
“Garbage
cans must be regularly kept in the garage” and
shall not be placed on any street, sidewalk,
parking area or common property except when
necessary for collection.

in one container.

STYROFOAM is NOT recyclable–Please
put it into a plastic bag with your garbage
so when it is emptied it does not blow
everywhere.

It is a good idea to put your address in or
on your garbage pail & recycle containers
– If they blow away, they can be returned to
you (if someone finds it)!
